1. Agreement to Terms

By requesting a booking, making an advance payment, checking in, or utilizing any services provided by Konkan Kuteera Ayurgrama & Homestay (“Konkan Kuteera”, “we”, “us”), you and all members of your traveling party agree to be bound by these Terms and Conditions and our accompanying Guest Rules, Safety Guidelines & Property Policy.

2. Reservations & Guest Identification

Booking inquiries are coordinated directly via telephone or WhatsApp at +91 73539 25390. A reservation is confirmed upon receipt of the designated booking advance payment confirmed by management.

In accordance with Indian statutory requirements and local law enforcement regulations, all adult guests (18 years and above) must present valid government-issued photo identification (Aadhaar Card, Passport, Driving License, or Voter ID) at check-in. Foreign nationals must present a valid passport and Indian visa/OCI card.

3. Occupancy & Visitors

Only registered guests are permitted to stay overnight. Our 4BHK Villa accommodates up to 12 guests, while individual river-view cottages accommodate 2 to 4 guests. Unregistered visitors require prior management consent and may not stay overnight.

4. Check-in & Check-out

Guests must observe agreed check-in and check-out times to allow scheduled sanitization and room preparation. Early check-in or late check-out is subject to prior coordination and availability. Keys and borrowed amenities must be returned prior to departure.

5. Property Safety & Conduct

Konkan Kuteera borders the serene Panchagangavali backwaters. Entering or swimming in the backwaters without express management authorization and supervision in designated safe zones is strictly prohibited.

Wall scribbling, vandalism, illicit substances, and dangerous conduct are strictly prohibited. Guests are responsible for reasonable repair or replacement costs for any property damage caused during their stay.

6. Pet Policy

Well-behaved pets are welcomed with prior coordination. Pet owners must supervise their animals at all times, ensure they do not disturb other guests or damage furnishings, and clean up after them promptly.

7. Governing Law & Jurisdiction

These terms are governed by and construed in accordance with the laws of India. Any legal disputes arising in connection with your stay shall be subject to the exclusive jurisdiction of the competent courts in Kundapura / Udupi District, Karnataka.
